Description
This course is designed to provide students with an in-depth understanding of real estate investment trusts (REITs), through a combination of lectures, case studies and guest speakers. topics will include the organizational structure and tax benefits provided to REIT's, as well as the financial reporting, legal and dividend requirements to maintain REIT status. Investment decisions and capital allocation strategy will be taught through case studies and real world exercises. the course will also provide a deep dive into the capital structure for REITs, including various debt and equity instruments commonly used. Other topics throughout the semester will include development of partnerships, ancillary income streams, negotiations, asset management and business ethics.
